Coldwater and Ventura: the corner that made Studio City.
Two blocks, both sides of the Boulevard, and most of what you need in a week. Here is what is actually there, what opened this year, and why the hill above it got more valuable because of it.

Every neighborhood in Los Angeles has one intersection that explains it. For Studio City, it used to be Laurel Canyon and Ventura, where the farmers market is. Somewhere around 2021 it moved a mile west to Coldwater Canyon and Ventura, and it has not moved back.
I sell homes in these hills, so I pay attention to what a corner does to the streets above it. Here is the honest read on this one.
The north side: The Shops at Sportsmen's Lodge
The Sportsmen's Lodge was a Valley institution for most of a century, a hotel and event space with a famous trout pond. The hotel is still there. The old event center became an open-air shopping center that opened in 2021 at 12833 Ventura Boulevard, and it was fully leased almost immediately. That almost never happens in LA retail.
The two anchors are the reason. Erewhon, the organic grocer that people drive across the city for, opened its first Valley store here. Equinox took the other anchor with a full club, Pilates, yoga, and barre studios, and a spa. Between them is a courtyard, and the courtyard is where the neighborhood now runs into itself on a Saturday.
The dining is better than a shopping center has any right to be. Sugarfish for the no-decisions sushi dinner. Uovo for pasta that is made in Bologna and finished here. Roberta's for the Brooklyn wood-fired pizza. Kismet Rotisserie for the chicken and the salads. HiHo Cheeseburger for the wagyu smash burger. Tocaya for the fast, clean Mexican bowl. Civil Coffee is the coffee counter, and Van Leeuwen is the ice cream.
The retail is the part that used to require a trip over the hill. Alo Yoga, Vuori, Reformation, Madewell, Free People Movement, The Great, Cosbar, Rolling Greens, Salt Optics, Madison Reed. In January 2026 Feature opened, which is designer apparel and the kind of sneakers people line up for. On the wellness side there is Next Health for IV drips and longevity work and Myodetox for physical therapy. Fred Segal had a store here for two years and closed in 2024, which I mention only because it still shows up on old lists.
The south side: The Center at Coldwater
Across Ventura, on the hill side of the street, is a smaller cluster that most guides skip. It should not be skipped, because it is the side you reach first coming down from the Coldwater streets.
Alfred Coffee at 12930 Ventura is the fast one, the iced vanilla latte in the line that moves. Barry's is next door at 12950, the red room, strength and running classes that fill at 6 AM. Pause Studio is opening in the same building with float tanks, an infrared sauna, cryotherapy, and IV drips, and their site still lists Studio City as newly opening, so confirm before you book. Ralphs at 12842 is the closest full grocery store to the hill, the one you actually use on a Tuesday. Healing Room Spa at 12953 is the massage and skin care spot with a 4.9 on Yelp.
The newest arrival is Joe & The Juice at 12915 Ventura, the Copenhagen juice and coffee bar, which took the old sushi space on the corner and opened in the fall of 2026. The Boulevard now starts its day at this intersection, with three coffee options in a hundred yards.
What it does to the hill above it
Here is the real estate part, and it is simple. The streets that come down to this corner, Coldwater Canyon itself, Potosi, Longridge, Dickens, Alta Mesa, used to be priced for their views and their quiet. They still are. But now the thing at the bottom of the hill is the best two blocks in the Valley instead of a hotel parking lot, and that changes who looks at these streets and what they will pay.
A house up here gets to have both. The canyon behind it and the Lodge three minutes in front of it. In Sherman Oaks or Encino you choose one. On the Coldwater side of Studio City you do not.
A real week at this corner
- Monday. Alfred, then Barry's, then Ralphs on the way back up the hill.
- Wednesday. Equinox in the morning, Civil Coffee after, Kismet for a rotisserie chicken to take home.
- Friday. Sugarfish or Uovo, Van Leeuwen after, no reservation stress on either.
- Saturday. Erewhon for the week, the courtyard, a drive up Coldwater to TreePeople before it gets hot.
Drive times from the Potosi hill to any of it are about three minutes. I timed them.
3646 Potosi Avenue sits on a private street above Coldwater Canyon, three minutes from everything on this page. Four levels, 4,784 square feet, canyon views, offered at $1,998,000. The full lifestyle map, with every place above pinned and timed, is on the listing site.
